A completed and signed Vacation Rental Agreement is required within 24 hours of booking in order to finalize a reservation. Review and acceptance of Kona Vacation Rentals’ Terms & Conditions, which are incorporated into the Rental Agreement, are required before a reservation becomes firm.
The individual placing the reservation must be the same person as the credit card holder and is considered the Primary Guest. The Primary Guest accepts responsibility for all guests, invitees, charges, damages, and compliance with all rental policies and property rules.
Occupancy of the property constitutes acceptance of all Kona Vacation Rentals policies, terms, and conditions.
A 25% deposit is due at the time of booking. Final payment is due 30 days prior to arrival unless otherwise stated.
Reservations made within 30 days of arrival require full payment at the time of booking.
Kona Vacation Rentals reserves the right to charge the balance due to the credit card on ile if payment is not received by the due date.
Returned checks or dishonored payments may incur a $50 processing fee.
Kona Vacation Rentals is committed to maintaining respectful relationships within our local community.
Violation of house rules or Hawaii County Ordinance requirements may result in eviction without refund.
Check-in begins at 4:00 PM, and check-out is at 11:00 AM unless prior arrangements have been approved.
Early arrivals and late departures may be available for an additional fee, depending on availability.
Guests are responsible for leaving the property in generally clean and orderly condition upon departure.
Reservations require a damage protection policy as part of the reservation.
Guests are responsible for any damage, excessive cleaning, missing items, fines, or additional charges resulting from their stay beyond normal wear and tear.
Any damages or concerns noticed upon arrival should be reported immediately to Kona Vacation Rentals.
All cancellations must be submitted in writing by email.
We strongly recommend purchasing travel insurance to protect your vacation investment against unforeseen events, travel delays, illness, or weather-related disruptions.
Only registered guests may occupy the property unless prior approval has been granted.
Parties, large gatherings, excessive noise, illegal activity, or violations of property rules are strictly prohibited and may result in immediate eviction without refund.
Guests are asked to leave the property in reasonable condition upon departure.

Excessive cleaning may result in additional charges.
Smoking is not permitted inside any Kona Vacation Rentals property.
Smoking is only allowed in designated outdoor areas. Evidence of smoking inside the property may result in additional cleaning or remediation charges.
Please contact Kona Vacation Rentals immediately if you have concerns about the property, maintenance issues, or emergencies during your stay.

Guests assume responsibility for their own safety and the safety of their invitees during their stay.
Kona Vacation Rentals and property owners are not responsible for accidents, injuries, loss of personal belongings, acts of nature, utility interruptions, or circumstances beyond their control.
Children must be supervised at all times.
Kona Vacation Rentals respects guest privacy and does not sell or share personal information with outside parties for marketing purposes.
Guests who opt in to SMS communication may receive updates related to reservations, reminders, or property information. Standard messaging and data rates may apply. Guests may opt out at any time by replying STOP.
